What an office rental contract covers

A well-prepared office (workplace) rental contract clearly regulates the rented space's identity (address, floor, room number, gross/net m²), the split between monthly rent and maintenance dues, common-area usage rights, the fixtures inventory handed over, the deposit amount, and end-of-term return conditions. The standard tenancy form on e-Devlet does not cover a commercial office lease: it is built around residential rent and omits commercial line items such as maintenance allocation, common-area use, and the fixtures inventory. In office rentals, those line items are exactly where disputes arise. Frequently asked questions

Is a contract required for an office rental?

Yes. Even a single coworking desk is a rental contract under TBK arts. 299 et seq. Even at low value, a written contract is needed for responsibility allocation (property damage, internet outages, theft). The Akitle template supports daily, weekly, and monthly office-lease scenarios.

Should maintenance fees be listed separately or rolled into rent?

Separately. Because maintenance can vary with heating-fuel and common-expense prices, industry practice lists it as a distinct line item. The Akitle template includes rent and maintenance as two separate lines by default.

Should the fixtures inventory be attached to the contract?

Yes. If the desks, cabinets, chairs, and AC units handed over are not listed, disputes over missing or damaged items arise at return. The Akitle template records fixtures line by line with their handover and return state, with a photo attachment where needed.

What is the maximum deposit for an office rental?

Three months' rent at most. Under TBK art. 342, deposits for residential and roofed workplace rentals must be held in a bank account or as a security instrument. The Akitle template enforces this limit by default.

How is the annual rent increase determined?

It cannot exceed the CPI year-over-year change rate. Under TBK art. 344, the annual increase is capped at the CPI published by TurkStat, and the contract should reference a CPI-based formula. The Akitle template calculates based on the current CPI rate.

In a corporate rental, whose name are the invoice and contract in?

In a corporate rental the document is issued in the company's name. When you select the corporate option, tax ID and KEP address fields appear automatically; for individual use the document stays in the person's name. The Akitle template supports both.

Is the Akitle signature a qualified e-signature (Law 5070)?

No. Akitle produces a binding document and an audit trail between the parties; the document constitutes evidence under HMK art. 199. It is not, however, a qualified electronic signature under Law No. 5070. Where wet-ink equivalence is required, a notary or qualified e-signature is recommended.
