The renter is responsible for obligations such as obtaining a warehouse-opening permit, retaining a customs broker, and declaring goods. Who is responsible for insurance of stored products?

Explicitly regulated in the contract. The Akitle template supports three scenarios: on the renter, on the lessor, or hybrid with a premises/goods split. The selected scenario appears in the contract text, with the insurance policy details attached.

How is liability determined in case of theft or fire?

Liability is determined by the insurance structure and security arrangements in the contract. The alarm system, camera recording, and physical security elements are written explicitly; a force majeure clause covering earthquake and flood is also included.

Why is the goods handover record kept separate?

Because the entry and exit records are kept separately, it is documented at which stage any damage arose during storage. The Akitle template attaches a photo to each record; in a dispute, this log clarifies which party is responsible from which point.

How is the temperature undertaking for cold storage reflected in the contract?

The template defines the temperature range (example: -18°C to -22°C), the tracking method (data logger, IoT), and a liability clause for out-of-range deviation. The compensation calculation is based on the value of the stored goods.

Can the warehouse be vacated before the contract term ends?

Yes, subject to compliance with the notice period defined in the contract. The Akitle template includes fields for the early-termination notice period and cancellation compensation; vacating is documented with the exit record.

Is the Akitle signature a qualified e-signature (Law 5070)?

No. Akitle produces a binding document and an audit trail between the parties; the document constitutes evidence under HMK art. 199. It is not, however, a qualified electronic signature under Law No. 5070. Where wet-ink equivalence is required, a notary or qualified e-signature is recommended.
